Cancellation Policy

We appreciate that plans can change. The following cancellation terms apply to all direct bookings made with us.

More Than Eight Weeks Before Arrival

If you cancel your booking more than eight (8) weeks before your scheduled arrival date:

• Your booking deposit is non-refundable.
• Any balance paid beyond the deposit will be refunded.

Eight Weeks or Less Before Arrival

If you cancel within eight (8) weeks of your arrival date:

• The full balance remains payable.
• No refund will be issued unless the property is successfully re-booked for the same dates.

Re-Let Bookings

If we are able to secure another booking for the cancelled dates, we will refund the amount recovered, less:

• An administration fee of £195 per week cancelled
• Any price difference if the replacement booking is sold at a lower rate.
• Any additional costs incurred in re-selling the booking.

Booking Amendments

Requests to amend booking dates are subject to availability and are entirely at our discretion.

An administration fee may apply.

We cannot guarantee that alternative dates will be available.

Failure to Arrive (No Show)

If you fail to arrive on your scheduled check-in date without notifying us:

• The booking will be treated as a cancellation.
• No refund will be payable.

Early Departure

Should you choose to leave the property before your scheduled departure date, no refund will be given for unused nights.

Cancellation by Us

In the unlikely event that we need to cancel your booking due to circumstances beyond our control (such as fire, flooding or serious damage to the property), we will:

• Offer suitable alternative accommodation where possible; or
• Issue a full refund of all monies paid.

No additional compensation or liability shall arise.

Third-Party Booking Platforms

Bookings made through Airbnb, Booking.com or other online travel agents are also subject to the cancellation policy displayed on that platform at the time of booking.

Where platform policies differ from our direct booking policy, the platform’s terms will apply.

Travel Insurance

We strongly recommend that all guests obtain comprehensive travel insurance when making their booking.

Travel insurance may cover cancellation costs arising from illness, injury, family emergencies and other unforeseen circumstances that are outside our control.
