Booking Terms & Conditions

  1. Booking Confirmation

A booking is only confirmed once we have received the required payment and issued written confirmation.

For bookings made more than eight (8) weeks before arrival, a deposit of one-third of the total booking cost is required.

The remaining balance is due eight (8) weeks prior to arrival.

Bookings made within eight weeks of arrival must be paid in full at the time of booking.

Failure to pay the balance by the due date may result in cancellation of the booking without refund of the deposit.

  1. Prices

Whilst every effort is made to ensure pricing is accurate, we reserve the right to correct pricing errors or omissions prior to confirming your booking.

Once your booking has been confirmed, your price will not change except where VAT or government-imposed taxes change.

  1. Payment Methods

We accept payment by:

  • Credit/Debit Card
  • Secure Online Payment
  • Bank Transfer (where offered)

Returned or failed payments may incur administration charges.

  1. Arrival & Departure

Unless otherwise agreed:

Check-in:

From 2:00pm

Check-out:

By 9:30am

Late departures may incur additional charges if they delay cleaning or incoming guests.

  1. Key Collection

Check-in information, key collection details or access codes will be provided before arrival.

Guests are responsible for keeping keys safe throughout their stay.

Lost keys or emergency locksmith callouts caused by guest negligence will be chargeable.

  1. Occupancy

Only the guests named on the booking may stay at the property.

The maximum occupancy shown on the property listing must never be exceeded.

Unauthorised overnight visitors are not permitted without prior approval.

  1. Guest Responsibilities

Guests agree to:

  • Leave the property clean and tidy.
  • Return furniture to its original position.
  • Wash dishes or load the dishwasher before departure.
  • Dispose of rubbish correctly.
  • Respect neighbouring properties.
  • Keep noise to a minimum, particularly between 10pm and 8am.
  • Supervise children at all times.
  • Secure the property whenever leaving.

Additional cleaning costs may be charged where excessive cleaning is required.

  1. Damage & Breakages

Guests are responsible for any damage caused during their stay.

Accidental damage should be reported immediately.

We reserve the right to recover repair or replacement costs for:

  • Damage
  • Missing items
  • Excessive cleaning
  • Lost keys
  • Specialist cleaning
  • Emergency call-outs caused by guest misuse
  1. Smoking & Vaping

Smoking and vaping are strictly prohibited inside all properties.

Evidence of smoking indoors will result in specialist cleaning charges.

  1. Pets

Pets are only permitted at designated pet friendly properties.

Guests must:

  • Keep pets under control.
  • Clean up after them.
  • Prevent pets from causing damage.
  • Keep pets off furniture and beds unless specifically permitted.

Charges may apply for additional cleaning or damage.

  1. Electric Vehicle Charging

Electric vehicles must only be charged using approved charging points where provided.

Charging from standard household sockets is prohibited due to fire risk.

Any damage caused by unauthorised charging will be the guest’s responsibility.

  1. Parties & Events

Parties, stag weekends, hen weekends and events are not permitted unless agreed in writing.

Excessive noise or anti-social behaviour may result in immediate termination of the booking without refund.

  1. Nuisance

Guests must not behave in any manner that causes nuisance or disturbance to neighbouring residents.

Failure to comply may result in eviction.

  1. Owner Access

We reserve the right to enter the property where reasonably necessary for:

  • Emergency repairs
  • Safety inspections
  • Maintenance
  • Compliance checks

Where possible, reasonable notice will be given.

  1. Cancellations

Cancellations must be confirmed in writing.

If cancelled:

More than 8 weeks before arrival:

  • Deposit is retained.

Less than 8 weeks before arrival:

  • Full balance remains payable unless the dates are successfully re-let.

Where we successfully re-let the property, any refund issued will be less an administration fee of

£195 per week booked

, as outlined in the original terms.

We strongly recommend that guests obtain comprehensive travel insurance for their stay as any reason for cancellation will not incur a refund.

  1. Changes by Us

In the unlikely event the accommodation becomes unavailable due to circumstances beyond our control (including fire, flooding or other unforeseen events), we will either:

  • Offer suitable alternative accommodation where possible, or
  • Refund all monies paid.

No further compensation shall be payable.

  1. Force Majeure

We cannot accept liability for circumstances beyond our reasonable control including but not limited to:

  • Severe weather
  • Flooding
  • Fire
  • Government restrictions
  • Utility failures
  • Road closures
  • Pandemics
  • Industrial action
  1. Liability

Vehicles are parked entirely at the owner’s risk.

We cannot accept responsibility for:

  • Loss of personal belongings
  • Theft
  • Damage to vehicles
  • Injuries arising from misuse of the property
  • Utility interruptions
  • Building works nearby
  • Loss of WiFi service

Nothing within these Terms excludes liability where such exclusion is prohibited by law.

  1. Linen

Bed linen and towels are supplied.

Beach towels are not provided unless specifically stated.

  1. WiFi

WiFi is provided where available but cannot be guaranteed.

Guests are responsible for lawful internet usage.

  1. Lost Property

Items left behind will be held for up to 28 days where practical.

Return postage and packaging costs must be paid by the guest.

Unclaimed items may be disposed of after this period.

  1. Complaints

Should any issue arise during your stay, it must be reported immediately to allow us the opportunity to resolve it.

Complaints submitted after departure may limit our ability to investigate.

  1. Right to Refuse Bookings

We reserve the right to refuse or cancel bookings where:

  • False information has been supplied
  • Guests breach these Terms
  • Fraudulent activity is suspected
  • Payment cannot be verified
  1. Data Protection

Personal information will only be used for managing your booking and complying with legal obligations.

Data will be handled in accordance with UK GDPR.

  1. Governing Law

These Terms and Conditions shall be governed by the laws of England and Wales.

Any disputes shall be subject to the exclusive jurisdiction of the English courts.
